Job Summary

Manage a Midwest regional capital team and programs. Serve as a resource for the communities, regional managers, senior vice presidents of operations and portfolio managers. This position will oversee projects in the Midwest. We prefer candidates to be based in IL, but open to CO and TX.

Your Impact and Job Responsibilities

  • Build, manage, develop and lead a team of capital field managers within an assigned region
  • Conduct thorough due diligence analysis of assigned potential company acquisitions; determine immediate and deferred property need requirements; develop representative scopes of work; solicit qualified contractor and/or vendor proposals; develop detailed capital budgets.
  • Generate and manage production of 5-year capital programs as part of the annual budgeting and business plan process.
  • Negotiate and execute contractor/vendor agreements, and manage cost or scope variations throughout duration of work.
  • Direct responsibility for management and delivery of capital programs for assigned communities, including: schedule and budget control, reporting, and successful completion.
  • Review and approve capital project expenditures and contractor/vendor applications for payment.
  • Develop and maintain project schedules and project reporting on a designated timeline basis.
  • Provide coordination and operational support to communities, regional managers and senior vice president of operations.
  • Adhere to all local, state and federal laws including all laws governing Fair Housing. Comply with company policies and procedures, including standards of performance (SOPs).
  • Establish and maintain good relations with residents, prospective residents, all customers and co-workers. Communicate in a courteous and professional manner at all times.
  • Participate in due diligence and secure national pricing and contracts.
  • Manage relationships with vendors, suppliers and contractors.
  • Maintain and expand scope of work database.
  • Research new products and processes to improve capital program delivery.
  • Troubleshoot MEP equipment when problem cannot be resolved by site associates.
  • Perform all reasonable duties as assigned by the SVP, Capital Program Management
    What You'll Bring- Desired Skills and Experience

    • Education- Associate or Bachelor's Degree in Construction Management, Architecture, or Engineering or equivalent in experience
    • Certifications/Licenses- HVAC Universal Certification preferred, CPO
    • Experience- Minimum of 5 years of progressive construction management experience with a focus on significant multi-family renovation and capital improvement projects. Previous experience supervising or directly managing others is required.
    • Travel required up to 50%. Typically T-TH travel.
