you do, and let it show.The Service Manager is responsible for
maintaining the physical integrity of the community, leading the
maintenance team, and partnering with the Community Manager to
maximize renewal and leasing opportunities. The Service Manager
will ensure that all duties are carried out with safety first and
while adhering to the Maintenance P&P's. This position is a
non-exempt hourly position which requires overtime pay for hours
worked over 40 in a week.Main Responsibilities
- Schedule, delegate and/or perform minor and routine maintenance
on all appropriate equipment on a regular basis. It will
occasionally be necessary to oversee and inspect the work performed
by Service Technicians.
- Identify, diagnose, repair and resolve issues related
electrical, plumbing, A/C and heating systems, appliances, stairs,
railings, gas fixtures, carpet, tiles, flooring, etc.
- Conduct all business in accordance with company policies and
procedures and all state and federal laws (such as ADA, Fair
Housing, OSHA, HAZCOM Program Lead Based Paint, etc.).
- Implement and manage the system for handling resident service
requests. Whenever possible, all requests should be completed
within 24 hours. Schedule the on-call rotation for the staff and
assist with service as necessary.
- Keep all safety material current and readily accessible. This
includes MSDS sheets, HAZCOM recordkeeping, Lead Based Paint, Mold
& Mildew, Pool log, Refrigerant log, EPA regulations, and OSHA
requirements. You must be aware of the condition of physical
property throughout the community and immediately correct unsafe
- Immediately notify the Community Manager of any illegal conduct
by a vendor, resident or employee
- Maintain accurate records of preventive maintenance, service
requests, and make ready status of all vacant apartments. Also,
maintain expenditures in line with the budget unless prior approval
from the manager and area manager has been obtained.
- Conduct all business in Identify all utility meter cut-offs,
apartment and fixture cut-offs, sewer clean-outs and prepare maps
indicating the same.
- Maintain adequate inventory of spare parts and maintenance
materials to handle most common repairs and situations.
- Assist in keeping the grounds neat and free of litter. Rakes,
sweeps, and shovels as circumstances warrant.
- Assist Community Manager in the hiring, termination,
training/coaching, and management of maintenance staff to achieve
operational and financial goals of assigned Community.
